    Hi guys!  I wanted to check in and thank you for your continued support.  It’s been a fun and busy spring so far!  With a fast-paced market, sometimes there can be misconceptions.  I’m here to reiterate our mission!

    We sell it all!

    One of the many things I love about my job is the variety.  Every day is different.  Every home is special.  Every buyer and seller has different needs.  It’s this job dynamic that makes me excited to tackle each new day.   I work with all sorts of properties.  Whether it’s a small fixer-upper or a larger estate, I love the challenge of customizing plans.  I sell all over the Greater Rochester area and surrounding counties!

    I’ve said it before but I have the best clients.  I’m a people person and part of that means I want my clients to be happy.  Please reach out to me if you have any questions about your home, the current market conditions or need a contractor referral. I frequently have past clients call me for a referral to qualified service people. I’ve spent over a decade putting together a list of the best in the business and would be happy to share!     The spring market started later this year due to our longer-than-normal winter. We are starting to see more and more inventory open up. It’s a fantastic time to list your home! I have the best team to help–stagers, photographers, marketing professionals, you name it! Stress be gone!

    I will never leave you stranded! I’ve been known to find listings for clients BEFORE they come to market.   I recently had a client who was in search of a particular style home.  We weren’t having any luck with the existing listings.  I drove through multiple neighborhoods and wrote to homeowners. We were able to make an offer on a property that wasn’t even for sale!

    Why You Need An Agent Even In A Seller’s Market!

    It’s no secret.  Housing inventory is low.  In fact it’s the lowest it’s been in Rochester since the 1990’s!  So it might be tempting to try and list your home independently.  Resist the temptation and save yourself from future disappointment!

    Here are five reasons why you need an agent!

    1.  BEST PRICE – Statistics have proven that homeowners get more money when listing their properties with agents.  The difference is often enough to pay the commission and then some!  According to the National Association of Realtor®’s 2016 Profile of Home Buyers and Sellers, the average FSBO (for sale by owner) sales price was $185,000, while the average price for a home represented by an agent was $245,000.     2. NEUTRALITY – It pays to have an experienced third party handle your sale.  I’ve had clients who tried to sell to family members, or friends, or friends of friends and it became complicated.  As a seller you might feel shortchanged.  Or, you could underestimate the value of your home.  This is not the time when you want to feel vulnerable.  This is one of your biggest investments!  You need someone to show up for YOU, fight for you, negotiate for you!  youve_got_mail_20917_medium1

SHOWINGS – Showing your home by yourself is the worst!  Home visits can be time consuming…scheduling, waiting, dealing with cancellations or casual lookers.  And newsflash: prospective buyers don’t always feel comfortable when looking at a home with its current owner.  They like to envision themselves in the space.     4. ALL THE PAPERWORK – I deal with paperwork and real estate processes every day!  Closing on a property can be overwhelming, stressful and frustrating.  I know the ins and outs.  I know what to expect.  And I will have it all organized for you.paperwork (1)

MY CONNECTIONS – Often I have buyers waiting in the wings or know of buyers from my colleagues.  I have attorneys and mortgage brokers that I use regularly and successfully.  Did your home not pass inspection?  Do you need something repaired?  I likely have a person to do the job and do it quickly and properly.  I’ve amassed some amazing contacts in my career!   My network benefits you!Network graphic - crop

    Welcome, Kate!

    WHERE DID YOU GROWN UP? – Webster!  I’m a proud Webster Schroeder grad!

    WHERE DID YOU GO TO SCHOOL? – College was St. Bonaventure (Go Bonnies!). I received an MA in Integrated Marketing Communications and BA in Journalism and Mass Communication.

    WHAT IS YOUR FAVORITE PLACE TO EAT IN ROCHESTER? LOVE the Winfield, Gatehouse, and Village Bakery!

    WHERE WOULD WE FIND YOU ON THE WEEKEND? Hanging out at my home, HomeGoods or Target, going for walks or bike rides on the canal with my boyfriend, playing with my new puppy, working with the Junior League of Rochester, and socializing with family and friends.

    ANY PETS? Yes!  I have a new puppy named Moose and a Guinea Pig!

    ARE YOU A SPORTS FAN?  I’m not a huge Sports fan even though I did work for the Bills for two seasons! I do think Hockey can be exciting and fun to watch in person but I especially love watching my niece and nephew play tee-ball and lax.

    WHAT ARE SOME OF YOUR FAVORITE HIDDEN GEMS OF ROCHESTER? AH I don’t know of HIDDEN gems but my favorite GEMS are Pittsford Dairy, Cafe Sasso, the lake/pier in Webster off Lake Road.

    WHAT DO YOU LIKE MOST ABOUT WORKING IN REAL ESTATE? Helping people navigate the exciting but sometimes stressful process of buying a home. I love viewing homes and learning more about different areas and neighborhoods in Rochester.
