    The Spring Market Is Upon Us

    Everybody knows that springtime in the Real Estate world is hot season.  What many people don’t realize is that the spring market starts in January!  Yes, you read that correctly.  My experience with the spring market is that it lasts from January to June with February and March being the peak months!springmarket

    What does that mean for you?  If you are hoping to sell your home or shop for a new one, the time to reach out is NOW!

    Here is a list of what to do:

    1. Call Me – Let’s sit down and form a plan!
    2. Tackle Those Projects.  Don’t let the cold weather slow you down.  Stay inside where it’s warm and tackle problem areas inside your homes like closets and light fixtures.  Touch up paint, clean your carpets, donate unwanted items to shelters (they need blankets and clothing right now).
    3. Get Financing!  You always want to be prepared and never want surprises.  Work out a budget that you are comfortable with.  Take it a step further and call your bank / mortgage lender (I can recommend people!) to get a pre-approval letter.
    4. Be informed!  Whether you are buying or selling, it is always good to take advantage of information!  Learn what the market comps are in your neighborhood and find out about current business trends.  I am happy to help with this!

    Exciting Announcement!

    Because it’s Thanksgiving week, I wanted to share some things I am grateful for.  This past year the local real estate market was hot.  I was busier than I’ve ever been thanks to many of you! My personal philosophy has always been to provide unparalleled customer service to my clients.   I take pride in developing my client relationships and work tirelessly to provide the best experiences for everyone I work with.  In an effort to honor this commitment further, I am pleased to announce that I have hired a new agent to work with me in order to create a superior, seamless real estate experienFurano, Juliace. I am thrilled that Julia Furano will be joining me in my business! She will serve as a buyer’s agent and field any communication in my absence.

    Having a business partner like Julia will bring a higher level of service to our clients.

    And now, a little bit about Julia…

    Julia was born in Iowa but moved to Rochester at age five when her father became the head football coach at St. John Fisher College (Go Cardinals)!  She was raised in Rochester and loves calling it home!  Julia has a Bachelor’s degree in Communication/Journalism from St. John Fisher and a Master’s degree in Communication from SUNY Brockport.  She knows a lot about our local landscape.  Julia says her favorite part about living in Rochester is enjoying all four seasons with her husband, daughter and one wild English Springer Spaniel.

    I know you will love getting to know Julia!  I am excited to bring a higher level of service to my clients and I know Julia is the perfect person to help achieve this goal.  I am thankful to have someone like her by my side.  I am also grateful for my many amazing clients and your continued support and referrals!  Please join me in welcoming Julia.  And, have a wonderful Thanksgiving!

    Trend Alert. Townhomes Are Hot!

    I always like to pass along my observations to my clients and feel that my blog is a great forum for personal tidbits.  Over the last couple of years I’ve noticed more people being drawn to townhome living.  I’ve thought a lot about this trend and have decided there are several factors that make townhomes attractive to buyers.

    LOW MAINTENANCE.  This first piece may be obvious.  Our lives are busy.  I find that there is a range of buyers who are looking for easy, low-maintenance living.  Whether you’re a young professional who would rather spend precious free time socializing or a retiree who would rather spend precious free time with your family, the townhome setup often allows this freedom.  Who wants to be shoveling snow when you can be sipping a hot cup of coffee?

    AFFORDABILITY.  Generally speaking, townhomes are more affordable than single family homes in the same area.  Utility bills, because of shared foundations and walls, tend to be lower too.  While single family homeowners have to face normal wear and tear renovations on their own dime, townhome owners often pay for the expense in a budgeted HOA or share the expense with a group of people (think new roof).

    AMENITIES.  Sometimes townhome owners have access to shared amenities.  This varies with different communities but can include access to things like security, parks, pools, fitness centers or clubhouses.  The bonus is that generally there is no maintenance for the owner.

    COMMUNITY.  Many of my clients have expressed a desire to be near people but also retain their privacy.  The beauty of the townhome is that you can still have a separate living space but also have access to neighbors.  I recently worked with a woman who felt isolated in her home.  Having close neighbors and a community that looked out for one another, was important to her.  She found what she was looking for in a townhome.

    Many of my clients have gravitated toward townhomes for an easy, affordable lifestyle. Finding the right townhome can be a complicated process.  There is a myriad of options out there so it’s important to be an educated consumer.  If you are interested in joining the trend, give me a call!
