My latest listing is an AMAZING stay-at-home home. When I first saw it, I thought it was a quarantine dream (but that’s kind of an oxymoron).

If you have to be at home more often, you might as well enjoy it! 12 Harvest Glen in Pittsford is the home to enjoy! It’s a stately 5-bedroom Colonial in an ideal setting!

    Coveted Cul-de-sac location!
Look how light and bright this entry is! We need light and bright right now!
    This room is so cheerful!
It might be a long winter! You can relax in front of the gas fireplace and find a good book from those beautiful cherry built-ins!
You know how everyone is baking more bread? Well, here’s a kitchen to bake bread in! Love that it opens to that stunning great room!
Again, more light and bright! Those gorgeous windows offer a sensational view!
Perfect office for working remotely! Love that sunshine streaming in!
The terrace level basement offers LOADS of possibilities. Gym? Game room? Movie room? Schoolwork space? Dance studio? Lots of options!
    Have fun at home!
The bedrooms in this home are spacious!
Your own personal spa right in your home!
Two people working remotely? No problem!
More office space off the bedroom. Or homework nook!
Enjoy a cup of coffee or cocktail on this lovely deck overlooking the yard and pond.
    Isn’t this so calming?
This lawn is like putting green!

If you’re looking for an amazing home, this could be the one! It is also a stone’s throw from Tinker Nature Park–which is the perfect walk-to destination. Plus a walking trail that connects to other neighborhoods!

You can check out the whole listing for 12 Harvest Glen here! Did I mention this beauty just had a price drop of $20K!? Why build?

Have a great week –may your days be as peaceful as the views from this deck!

    Cheers!

    What’s New?

Hello!  It’s been a while since my last blog!  I hope this finds you well!

Like virtually every aspect of life, the real estate industry has been affected by the pandemic.  We have adapted our practices (sometimes on the daily) to ensure safety and alleviate stress.  From virtual home tours and Zoom meetings with clients, to setting up sanitation stations at listed homes, we have made it work!

    WHAT HAS SURPRISED ME?

Awesome clients, Fern and Bob! They decided to make a move to be closer to children and grandchildren! They also knew they wanted a pool for family gatherings!

One of the biggest surprises from a work standpoint is that I’m hearing from more and more clients who say, “We need to move!”  It seems that when you are quarantined you have MUCH time to think and MUCH time to survey your surroundings.

    Things I’ve heard include:

    ·         I NEED a bigger house.  We are all on top of one another!

    ·         I NEED to downsize.  This home is just too big.

    ·         I’d like something with a dedicated office space because I’m working from home indefinitely.

    ·         I’d like a home with a pool because I need an escape and I don’t know the ongoing status of public pools!

    ·         I need a NEWER home.  Even with time on my hands, I can’t tackle the never-ending home projects that my current home demands. I need move-in ready!

    ·         I want a home with a different lot and more privacy.

    ·         I want to be closer to people and move into a neighborhood.

    ·         I want to be in a townhome/condo community that is low maintenance.

    ·         Location isn’t as limiting now that I’m working from home.

    ·         I just need a change in my life!

Your home should be your own personal sanctuary!   I want all my clients to love their surroundings.  If you find yourself feeling more unsettled, call me!  If any of the above statements resonate with you, let’s do something about it!  I work with a phenomenal team who is dedicated to making things happen.  We will devise a plan and find your dream home!

    GREAT NEWS!

The great news is that mortgage rates are at historic lows!  According to a June 11 article from Mortgage Daily, “The average lender is now easily able to offer rates under 3.0% for ideal conventional 30 yr fixed scenarios.”  The time is right!

If quarantine has got you feeling like you need to move, call me.  Inventory is moving quickly.  We will do all the heavy lifting.  And our first priority is the health and safety of our clients and ourselves!

Have a wonderful week.  For those of you whose children recently finished school or graduated, CONGRATS! We made it!!

    Cheers!

    LAKE HOUSE WEEK

    It’s “Lake House Week!”

One of my favorite things about Rochester is our access to so many beautiful waterways! We are located within minutes to Lake Ontario, Irondequoit Bay, the Finger Lakes and Erie Canal. There is something really special about our local lake scene and the homes that dot these bodies of water!

Rochester lake homes may vary in size, age and character but they are similar in that they are coveted; everyone wants a piece of the lake! So many precious memories are made there! It’s like owning a little piece of heaven!

Today I’m sharing two very different but equally extraordinary lake homes.

3505 Lake Road in Williamson is located just 30 minutes from Rochester on the shores of Lake Ontario. This exquisite piece of real estate is full of possibilities…vacation home, full-time residence, Airbnb… so many options! The grand Victorian home was built in 1889 and has been beautifully updated.

This aerial shot gives you a better scope of the property which includes a pool, barn and beachfront gazebo!
The porches on this home are something you see in the movies! I love the painted ceilings and the huge outdoor space with views! You could host cocktail parties right on your porch!
    Light and bright hallways!
Check out the replicated tin ceilings and open floor kitchen!
Love how you can see all the way across the home to the windows in this picture!
I’m a sucker for a black and white floor! So lovely.
A grand dining room filled with beautiful details and perfect for large gatherings!
IMO you can’t go wrong with black and white! Love this combo!
So many windows and so many views!
Check out the ceiling, the moldings and those windows!
    Doesn’t this room feel dreamy?
And here is that red barn beauty – which houses a gym, office, bedroom and bath!

3505 Lake Road is a dream home and an incredible opportunity!

The other beautiful lake home this week is nestled on Irondequoit Bay! 323 Bay Front N in Irondequoit is situated on one of the highest elevations! This home (pictured below in the middle) is move-in ready and will let you vacation every day!

    The views though!
Love this focal point fireplace and the stone detail!
Open kitchen with loads of natural light – perfect for entertaining!
I mean – check out those views! I can’t stress enough.
Light and airy bedroom with views of the Bay!
Don’t you just love that tub?
I could wake up to this!!
I LOVE LOVE LOVE the architectural detail and the checkerboard floors in this room. So fun and so many possibilities!
    Coffee, Tea, Wine, Book….Check!
    Just waiting for you!

Thanks for checking out these fabulous lake homes! They could be yours! 😉 Just remember me when you’re hosting your first cookout.

    Life Is Better Sign

    Cheers!
